Abstract: The focus is on valuing real estate portfolios using publicly available data. Based on publicly registered real estate sales in the Ile-de-France region in the period 2014-2022, publicly available geospatial data (OpenStreetMap) and macroeconomic time series, various machine learning models are trained to forecast real estate sale prices. A particular focus is on the explainability and interpretability of the models. Techniques such as Shapley values and partial dependence plots help reveal the key factors driving property prices, providing clear and actionable insights.
